MDF to break ground on $24.9M luxury spec home

Scottsdale-based MDF Development is preparing to break ground on a 14,178-square-foot mansion in Paradise Valley boasting eight bedrooms, 10 bathrooms, a theater and two offices.

Jill Brenenstuhl, founder of PV Luxury Real Estate Group at Launch Powered By Compass, said she intends to list the home right after Labor Day for $24.9 million.

To be built on 2.25 acres at 5823 N. Invergordon Road, the property will include a separate guest house and a pool house that will include a view deck on top of the building.

The building permit was secured about 10 days ago and construction is set to begin within the next two weeks, said Frank DiMaggio, owner of MDF Development.

The property also will include a square pool in the courtyard, as well as a pickleball court and an eight-car garage, Brenenstuhl said.

A 2.07-acre lot adjacent to that parcel also is available for $6 million if the buyer wants a larger piece of land, she said.

"It's rare to get large lots anymore," Brenenstuhl said. "This is flat. It's not hillside."

Located in the heart of Paradise Valley, the luxury residence offers views of Camelback Mountain.

The architect is Biegner-Murff Architects and Lauren Wallace Interiors is providing interior design for the project. Berghoff Design Group is providing landscaping.

MDF is also building two other luxury spec homes in Paradise Valley with an expected summer 2024 completion.

Brenenstuhl listed a 6,500-square-foot home at 6232 E. Bret Hills Drive for $9 million and another 8,200-square-foot home at 6528 N. 60th St. for $12 million.

Brenenstuhl belongs to a global network of luxury agents nationwide called Realm.

Agents in this group qualify for entrance if they are in the top 10% of their market in annual sales volume and top 10% in average selling price. Brenenstuhl said she's using that connection to market the property worldwide.
